The Energy Performance Certificate (EPC) is an integral element of the UK property market. Its importance has come to the fore in the last few years as the government pushes to meet green energy targets on the route to its self-imposed carbon-zero deadline of 2050.

Every time a property is built, sold, or rented it requires an Energy Performance Certificate before it comes to market. The EPC will contain information about a property’s typical energy costs and energy usage. The EPC ranges from an A rating, which is the most desirable and represents a highly energy-efficient property, to a G rating which is least efficient.

All EPCs are valid for 10 years before they need to be renewed however should changes be made to the building fabric or heating systems then it would be advisable to have an updated EPC.

What does an EPC involve?

A typical appointment will take approximately 40 minutes but this can vary with the size and complexity of the property. The assessor will need to take photographic evidence of all building elements related to heat loss or production, this includes the boiler, boiler controls, water cylinders, windows, loft insulation, wall construction and wall insulation. In addition, a floor plan with detailed measurements will be created in order to calculate the volume of the property and the heat loss perimeter.

When will I get my certificate?

Certificates will be provided by email within 48 hours but often on the same day.
