- temporary buildings that will be used for less than 2 years
- stand-alone buildings with total useful floor space of less than 50 square metres

If your property does need an epc you should firstly check if a valid one already exists. You can do this at epcregister.com by entering your property postcode. If there is a valid epc your address will be listed and you can download a copy of the epc. If your property is not listed then you will need to order your epc before you market your property for sale or rental.

About the EPC Survey.
During the survey we will take measurements of the property. We will note the heating system including make and model, controls such as programmers, thermostats etc, look for any secondary heating and note the water heating system. We will check the type of glazing, look for loft insulation (if applicable) and cavity wall insulation. Other checks include checking the amount low energy lighting, number of baths/showers, type of floor (solid or timber) and more. The full EPC Survey will take around 40 minutes.
Once we have the required information we make a few calculations and enter these and the information collected into the official landmark system which will calculate the property epc rating and create the energy performance certificate.
Current legislation states that the epc will be valid for a period of ten years from the date of issue and can be used for both sales and letting purposes.
Rental Property Note : Since April 2018 new rules state that a property cannot be rented out under a new tenancy if the epc rating is an F or G. This ruling will extend to existing tenancies in 2020. This rule applies to ALL rental properties in Steyning (exemptions apply, see above).
