An Energy Performance Certificate, commonly refered to as an EPC, is a document which is required when a property is to be sold or rented out.
If you are selling or renting out a property you should order your EPC for potential buyers or tenants before you market the property.
The energy performance certificate we provide is compliant with regulations for both the rental or sale of the property.
The information on the EPC will help owners and occupiers make their property more energy efficient and allow potential buyers and tenants to compare the energy efficiency of different properties.

I will arrange to visit your property at a time that is convenient to you and carry out the EPC survey. On an average domestic property this will take around 45-60 minutes. I will produce the certificate within 48 hours of the epc survey. I will then email you a link to your EPC on the official register.  Your Energy Performance Certificate will be valid for a period of 10 years from the date of issue.

Landlord Notice: All private rental properties must now achieve an energy efficiency rating of at least E on their Energy Performance Certificate. If your property has an F or G Rating you may not be allowed to rent it out. Please call us for advice on how to improve the epc rating.

Why Use The EPC Man. The EPC Man has been established since 2011 and we have provided thousands of Energy Performance Cerificates for both sales and rental properties throughout the area. I am locally based which also means that no extra travel costs are added to the price of your epc.

EPC Prices. There are lots of factors which can affect the cost of your epc such as travel time and fuel costs.

Are You Using A Local EPC Provider ? If the surveyor has to travel a long way to the property then it is likely the price you pay will be higher than it will be if you use our Local EPC Service.

Are you using a panel ? A panel is a service which advertises energy performance certificates but does not actually provide the EPC themselves. They are usually a booking service which adds a middleman fee to the price you pay to cover their costs.

Energy Efficiancy Rating Tips

We have put together some tips on how to improve your energy performance certificate rating. Please read this advice before we attend your property.

1. Try and make sure as many of your fixed light fittings as possible have low energy lamps fitted. This will improve the epc rating.
   
   
2. If you have a hot water tank, make sure there is plenty of insulation around it. Good insulation can make a significant difference to the epc rating.
   
   
3. Loft insulation. If I cannot see the loft is insulated because either I cannot gain loft access or because the loft is boarded over we have to report insulation as 'unknown' which could have a negative effect on the epc rating. Please have any paperwork available to prove loft insulation is fitted.
   
   
4. Cavity wall insulation can have a substantial impact on the epc rating. If you have cavity wall insulation which is not visible due to the property having been rendered after installation this can lower the epc rating as we have to assume there is none. Please make sure you have the paperwork available if your cavity walls have been insulated.
   
   
5. If your double glazed windows were fitted after 2002 and the date is not visible in the units, please have paperwork available to show the installation date. This can have a positive effect on the EPC.
   
   
6. Boiler information: I will try to establish the exact make and model of the gas or oil heating boiler. Where this is possible, the exact efficiency of the boiler can be established. This is likely to give a higher epc score than the software default setting for the type of boiler. Establishing the boiler details from visual inspection can be difficult, so please have any information manuals or service history available.
